How to Prepare Your Home for Real Estate Photography

You have decided to sell your house or investment property! Whether you have chosen a real estate agent or are listing your house on the market as a homeowner, Sweet Pickins Studio can help you present your property in high quality real estate photos. Your real estate images are the first impression that buyer’s will see of your house. We strive to give a “virtual tour” through images of your property - both inside and out.
Often the most important image, the exterior view of the front of your house will be the first image buyers see. Capturing a welcoming view of the leading walkway or driveway to the front door guides your audience in. When preparing for your photos, I like to suggest adding potted annuals, a fresh door mat, and removing any unnecessary clutter.
As we tour your home, we aim to capture the interior views that showcase how each room is used. Each property has unique features. We may put extra emphasis on unique details - like grand foyers, basement media rooms, expansive closets and pantries, or outside entertaining areas including sunrooms and patios.
Kitchens are one of the BEST selling points of a house, but can often be overlooked in preparing for photos. Before your photographer arrives, thoroughly clean your kitchen and remove any clutter. Shine countertops, stainless appliances, windows and floors which reflect light. Because kitchen surfaces are usually hard, it’s nice to soften it up with a clean soft dishtowel and fresh plants or herbs.
When we enter each room, I may chose to draw back the curtains or raise window blinds to let in natural light. Next we will turn on lamps, recessed and ceiling lights to better illuminate your space. Make sure that all light bulbs are working with consistent coloring.
Your home buyers will want to see how they would live in your space. Stage your living areas in an inviting layout with neutral colors. Give your a house a sense of “Home” with cozy blankets and throw pillows.
Don’t overlook outdoor spaces when preparing your property for photos. Much of our time at home is spent outside! Remove unsightly garbage cans or yard tools. Stage your exterior spaces for relaxing or entertaining so that your buyer can’t resist.
As a seller, you want your real estate photos to accurately convey the physical property - while inspiring your buyer to schedule a private tour. A house that looks like a home can be just as enticing as a newly renovated, empty property.
What is included in your Real Estate Photography session?
After culling through your images, I will only edit the best photos of each indoor and outdoor space. Depending on the size of your home, you may receive anywhere from 30 - 60 images. You will receive your edited JPEG images in two sizes - original resolution (larger and better quality for printing) and social sized (smaller sized files that will be used for marketing online). Both sets of images will be included in an online image gallery for you to download - available for 14 days.
