I’m so excited to spotlight this recent Real Estate Photography project with ESC Homes of Kokomo, Indiana. Custom Home Builder Chandler Eurit asked me to photograph their recent new construction build in northern Howard County for their new website. The homeowner did a fantastic job of staging the house for pictures and I thought I would pass along a few tips for prospective sellers.

As a real estate photographer, I’m pretty quick to “focus on the good” and capture the features of your home that make it unique. I like to work my way around a house - like I am touring as a real estate buyer. Considering function, layout, lighting and details, I photograph and edit your images to appear inviting, spacious, clean and well lit.

But, have you ever wondered what YOU can do to get great real estate photos? Here are a few tips:

First, removing clutter is one of the easiest things you can do to present your home to future buyers. Any unnecessary items (paperwork, shoes, toys, etc.) can go in bins temporarily. Clear flat surfaces including kitchen and bath countertops - leaving only items that show how the space is used.

Second, look at your home through a new perspective! Many times we only notice the decor at eye level. Inspect each room from down low (flooring & carpets, under tables and sofas) and from up high (ceilings, light fixtures and wall vents) to remove any hidden objects, cobwebs or built-up dust.

Third, add personal touches that make your HOUSE feel like a HOME! Green plants - whether live or artificial - bring life into your interior spaces. Replace generic kitchen and bath soap with decorative soap dispensers. Add touches of comfort with coordinating throw pillows, blankets, and fresh clean towels.

And, last but not least… let in the light! Open the curtains and blinds. Turn on all of your lights in each room to see if bulbs need replaced. Sometimes rearranging a table or floor lamp can create a cozy nook in a less appealing space.

Believe me, I know that preparing a home can be daunting while living (and even working) in your home with kids and pets. It’s worth your peace of mind to hire someone to help clean or do yard maintenance. We want your buyers to see the possibilities that your property has to offer!

Have you heard the term “Love at First Sight”? Don’t cheat yourself out of top dollar by not preparing your home for pictures. Whether on the MLS or in a printed flyer, your real estate photos make a first impression. It’s the make-or-break moment that a buyer turns their thoughts into action by scheduling a tour!
